Trainee Operating Rules

By creating an account you agree to follow each of the rules below. These exist to protect every seller, buyer, filler, and the team's reputation.

  1. Communication comes first. Communication is the most important part of the filling process — timely communication with sellers, the filling team, and buyers is essential. You agree to immediately relay any communication relating to a showing or a sale to the seller and the team through the app.
  2. Use every function of the app. Run every deal through the app: schedule showings and mark them complete; record offers when received and when they're accepted, rejected, or countered; log deposits and down payments; mark properties sold. Using every function keeps sellers, buyers, and fillers efficient and on the same page.
  3. Lockbox codes go to verified buyers only. Before sharing a code: collect a picture ID from the buyer, and confirm they're physically at the property. Texting the code to that verified buyer at the door is fine — posting codes publicly, sharing them with anyone else, or saving them in personal notes is not.
  4. Always follow the pricing listed in the app. This pricing has been approved by the seller. Any offers outside of that pricing must be approved by the seller before moving forward. Do not promise prices you cannot deliver.
  5. Collect deposits through payment apps. The filler collects the property deposit using Cash App, Venmo, Zelle, Apple Pay, or any similar payment software. A down payment may be paid in cash only when picked up by trusted boots-on-the-ground personnel.
  6. Off-market minimums. A property may only be taken off market when at least 50% of the down payment has been collected AND the closing, with the full down payment paid, will happen within 7 days. No property stays off market longer than 7 days without the seller's express permission, obtained before the deposit is taken.
  7. Be honest about property condition. Sellers list properties as-is. Don't make repair promises on the team's behalf.
  8. Your access can be revoked at any time. The team can deactivate an account without notice if any rule is broken. Open deals you're already on will still close out and pay according to the team's payout rules.
